This policy covers this website. It describes what we collect, why, and who else receives it. Everything here reflects what the site does today.
What you give us
The only personal information we collect is what you type into a form and send. Our contact form, the tour request and the information request on a property page each ask for your name, email address, phone number and a message. A tour request also carries the day and time of day you picked and the address of the home you were looking at, so we know what you are asking about.
We use it to answer you. We do not sell it, and we do not share it with anyone outside the people who need it to respond — our broker and the systems below that store and deliver the message.
What your browser stores
- Your light or dark theme choice, kept in your browser.
- Whether you are signed in, kept in your browser.
- One cookie remembering whether a side panel was open or closed.
None of these identify you to anyone else, and clearing your browser data removes them.
What we do not do
This site loads no tag manager, no advertising pixel and no session recorder. We do not track you across other websites, and there is no advertising network to opt out of. We do count page views, on a server we run ourselves — see Umami below.
Third parties this site reaches
- Georgia MLS (GAMLS) — property listings and photos are supplied by the MLS through its data feed. Photos load from the feed provider’s image servers, which means your browser makes a request to them when a listing page opens.
- OpenStreetMap — a property page embeds a map. Loading it sends your IP address and the map location to OpenStreetMap. The map only loads once you scroll to it.
- Umami — we count page views using Umami, which we run ourselves at stats.officeclones.com rather than handing your visit to an analytics company. Opening a page tells it the address of that page, its title, the site that linked you here, your browser’s language and your screen size. Like any web request it also carries your IP address. Umami does not store it: it uses the address to work out a rough location, and combines it with your browser details into a scrambled code that lets it tell one visit from another without knowing who you are. That is what it counts instead of setting a cookie — there is no cookie, and nothing follows you to other websites.
- Our own systems — form submissions are stored on our servers so we can respond, and are emailed to the office.
Your choices
Write to us at the address below and we will tell you what we hold about you and delete it on request, unless we are required to keep a record of a real estate transaction. Georgia real estate brokerages are required to retain transaction records; a message that never became a transaction carries no such requirement.
To be left out of the page-view count entirely, run localStorage.setItem('umami.disabled', 1) in your browser’s console. That is Umami’s own opt-out, and it stays set until you clear your browser data.
Children
This site is not directed at children under 13 and we do not knowingly collect information from them.
Changes
If this policy changes, the date at the top of this page changes with it.
