These terms cover your use of this website, operated by Sold by Social Realty, LLC, a licensed real estate brokerage in the State of Georgia. Using the site means you accept them.
Property listings are MLS data, and the rules come with it
Listing information on this site is supplied through the Internet Data eXchange (IDX) program of Georgia MLS. The MLS sets the terms on which we may display it, and they apply to you as a visitor:
- The information is provided exclusively for your personal, non-commercial use.
- It may not be used for any purpose other than identifying properties you may be interested in purchasing.
- It may not be copied, scraped, redistributed or compiled into another database.
MLS data is usually deemed reliable but is not guaranteed accurate by the MLS, and we do not independently verify it. Square footage, lot size, taxes, year built, school assignments and status can all be wrong or out of date. Verify anything you intend to rely on.
Estimates are estimates
The monthly cost figure on a property page is an illustration, not a loan offer, a pre-approval, or a quote. It assumes an interest rate and an insurance figure that you can change, seeds property taxes from the MLS record, and does not include mortgage insurance, closing costs, HOA dues we were not told about, or anything else specific to you. Talk to a lender for a real number.
Using this site does not make us your agent
Browsing, saving a home, or sending a message does not create a brokerage relationship. An agency relationship with Sold by Social Realty, LLC begins only when both of us sign a written agreement. Until then we owe you honesty and fair dealing, not the duties owed to a client.
On a property listed by another brokerage, that brokerage represents the seller. Where we appear beside such a listing, we would be representing you, the buyer — the listing brokerage is named on every listing page.
Equal housing
We comply with the Fair Housing Act and Georgia fair housing law. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, or any other protected class.
The site itself
The site is provided as it is. We do not promise it will be available without interruption or free of errors. Do not use it to break the law, to interfere with its operation, or to extract data in bulk.
Limits
To the extent the law allows, Sold by Social Realty, LLC is not liable for indirect or consequential losses arising from your use of this site or from inaccuracies in MLS data displayed on it. These terms are governed by the law of the State of Georgia.
